XX. ABRAHAM7 VANDERBURGH (Abraham6, Peter5, John4, Henry3, Dirck2, Lucas1), son of Abraham Vanderburgh and Rachel Burton, was born about 1827, probably in Poughkeepsie, Dutchess Co., NY. He married on 7 May 1845 ADELINE SHERMAN.41 Adeline was born about 1828. In 1860, they lived in Poughkeepsie next door to Abraham's mother and brother. Abraham was a farm laborer then with personal property valued at $150. In 1870, he was living near the same location, but now his farm was valued at $20,000 and his personal property worth $4,000. In 1880, he was still at the same location.

Abraham, though primarily a farmer, channelled some of his land and energies toward horse racing. Shortly after the Civil War, he had developed a half-mile track known as the Poughkeepsie Driving Park, located "a short distance from this city on the plank road."

In Apr 1872, a movement was started to organize a "Hudson River Agricultural and Mechanical Association" to lay out an elaborate fair grounds and racing track to serve as a rallying place for all the central Hudson River counties. This association was never incorporated and disbanded within a year. Soon it was reorganized as the "Hudson River Agricultural and Driving Park Association," and included some of the original organizers. This group negotiated with Abraham to purchase his track and further develop the site.

On 14 Jan 1874 [deed book 176:158], Abraham agreed to sell the property for $18,350 to Edwin Storm, Otis Bisbee, and L.L. Hutchins. They acted as a committee on behalf of the Hudson River Agricultural and Driving Park Association. The property was described as follows:

West by lands of Homer A. Nelson.

North by South East Avenue.

East by the Spackenkill Road.

South by a "line drawn from the SE corner of Nelson's land to the Spackenkill Road - which line shall be extended southerly on lands of Vanderburgh from the corner of Nelson's land so far as to include and make 25 acres ... "exclusive of the old Vanderburgh Family Burying Ground."

The following payment schedule was agreed to: $1,500 by 1 Apr 1874; $1,500 by 4 May 1874; and the balance by 1 Jul 1874. At that time, Abraham was to deliver a deed to the office of John B.K. Tallman of Poughkeepsie, unless Storm, Bisbee, and Hutchins indicated that one half of the purchase money could remain on the premises on bond & mortgage. The bond or mortgage would remain in effect for 3 years from 1 May 1874.

Abraham retained the possession of the premises until 1 Apr 1874 and the house and buildings until 4 May 1874 at which time full possession would transfer. In case of payment default, the property would revert back to Abraham. On 30 Jun 1874 [190:598], Abraham Vanderburgh and Adeline completed the property transfer. The boundaries were more specifically described as follows:

Beginning at a point in the intersecton of the center of the Spackenkill Road with the center of South East Avenue.

Then along the center of South East Ave. N 59 1/4 degrees W 798 6/10 feet.

Then S 19 degrees, 35 minutes W 1,310 8/10 feet.

Then S 77 degrees, 30 minutes E 1,074 feet to the center of the Spackenkill Rd.

Then along the center of the road N 14 degrees E 169 feet.

Then N 3 degrees W 69 1/2 feet.

Spackenkill Rd.

Then along the center of the road N 2 degrees, 45 minutes E 899

25 acres, exclusive of the Vanderburgh Family burying Ground.
Excepted from the conveyance was a mortgage given by Vanderburgh to [Codarries H. Coceks?] dated 24 Jun 1874 to secure the payment of $10,000 with interest. The Driving Park Assn. agreed to assume and pay a portion of the unpaid purchase money.

Now under new ownership, the Driving Park opened in Oct 1874. New York Governor John A. Dix attended, conducting a review of the regiments of the 5th Division, New York State National Guard. This was followed by the Association's first annual fair. However, the Association was short-lived. Subsequent to 13 Apr 1878 it was dissolved by the New York State Supreme Court [199:19-20]. Many court actions followed.

In 1879, James H. Weeks sued the Association for non-payment of a mortgage due him. John P.H. Tallman, a Court appointed referee in the matter sold some of the Association's property to settle the debt. On 25 Nov 1879 [199:360], Tallman, at public auction, sold back the 25 acres to Abraham for $3,700. Once again, the transaction specifically excluded the Vanderburgh family burial ground.
On 29 Jan 1880 [199:362], for $8,000, Rhoda D. Mott conveyed

more land to Abraham that had been owned by the Association:

Beginning in the center of the Hackensack Road in the

NW corner of the lot, said corner being 36 perches [links]

N from a stake in the S side of the Hackensack Road and

2 chains, 8 links E from a line in range with the center

of a gateway and the peak of house formally occupied by

Clarkson Underhill and now known as the Club House.

From the beginning, S 58 degrees, 45 minutes E along

the center of the Hackensack Road 15 chains, 4 links to

lands of A. Vanderburgh; W along his line S 20 degrees,

lot; N 73 1/4 degrees W 8 links to an angle in the fence;

S 83 degrees W 6 chains, 90 links to a stake in a corner

of lands belonging to Mr. Smiley; along the same S 9 degrees

W 48 links to a stake; along the same N 68 degrees W 10 chains,

50 links to the SW corner of the lot and SE corner of a 12 acre

lot; along the E line thereof N 24 degrees, 15 minutes E 26

chains, 23 links to the beginning.

37 acres, 3 roods, 18 rods of land, the same conveyed to Rhoda

Mott by deed of J.H. Weeks, referee dated 20 Dec 1879.
On 2 Feb 1880 [199:364], Charles Kirchner and wife sold more of the property previously owned by the Association to Abraham for $3,005. Excepted out of the transaction was a $5,000 mortgage made by Clarkson Underhill and wife to the Poughkeepsie Savings Bank dated 20 Jun 1868 [mortgage book 119:453]:
Land bounded by a line beginning at a stake set in the

S line of the road from Poughkeepsie to Hackensack at a

point 2 chains, 8 links E from the range of a line drawn

from the peak of the Moses Frost's house, through the center of

the front gateway, to the S line of the road; along the S line

of the road N 59 degrees, 50 minutes W 4 chains 54 1/2 links to

a stake; S 23 degrees W 26 chains 59 links to a stake set in the

N line of Smiley's farm; along the same S 69 degrees, 15 minutes

E 4 chains, 50 links to a stake; N 23 degrees E 25 chains, 87

links to the beginning. 12 acres.

This transaction also included one half of the road in

front of the premises. These premises were the same conveyed

by Allison Bretts, referee, to Charles Kirchner by deed dated 17 Dec 1879.
On the same day, 2 Feb 1880 [199:366], Abraham and his wife sold for $5,850 half of the property he had purchased from Rhoda Mott on 29 Jan 1880 [199:362] containing 37 acres, 3 roods, 18 rods. This parcel was subject to a mortgage of 29 Jan 1880 for $7,000, given by Abraham Vanderburgh to Rhoda D. Mott. Half of the mortgage was assumed by Charles Kirchner.

This deed also contained additional land composed of half of 25 acres adjoining the above on the east. This acreage, exclusive of the Vanderburgh family burying ground, was part of Abraham's original property and part of the same conveyed to Abraham from John P.H. Tallman on 27 Dec 1879 [199:360].

On 1 May 1885 [221:149], Guy C.H. Corliss, as referee in the following matter, formerly conveyed property to Edwin Thorne of Washington, Dutchess Co., NY. As a result of a NY Supreme Court action at Poughkeepsie on 16 Feb 1885, it was ordered that regarding a proceeding between Charles Kirchner and Caroline, his wife plaintiffs and Abram Vanderburgh and Adaline, his wife; Tristram Coffin as sole executor of the will of George W. Farrington, deceased; Ludwig Petillon as administrator of the estate of Catharine Petillon, deceased; and David Stoutenburgh defendants, that the below mentioned premises be sold at public auction. On 4 Apr 1885 Guy C.H. Corliss sold at public auction for $22,025 to Edwin Thorne the following parcels of land:

First Parcel. The same 12 acres conveyed by Allison Butts,

referee to Charles Kirchner on 17 Dec 1879 [198:507]; and by Charles

Kirchner and wife on 2 Feb 1880 [199:364] to Abraham Vanderburgh.

Second parcel. 25 acres, exclusive of the Vanderburgh burying

ground. The same property sold to Abram Vanderburgh by John P.H.

Tallman, referee, on 27 Dec 1879 [199:360].

Third parcel. Land in Poughkeepsie, part of the property

formerly owned by the Hudson River Agricultural and Driving Park

Association. It was the same premises conveyed by Rhoda D. Mott to

Abram Vanderburgh on 29 Jan 1880, [199:362].
