RULES AND REGULATIONS

Thank you for choosing Self Storage on 4th & Eastern for your storage needs. If you have a question or concern, please feel free to stop in or call the office during business hours.

THE OFFICE IS CLOSED ON ALL LEGAL HOLIDAYS ◄

1. Office Hours: 9:00 am to 5:00 pm, Monday   Friday

10:00 am to 5:00 pm, Saturdays

12:00 pm to 4:00 pm, Sundays

2. Rent: Rent is due on the first day of each month.

If any portion of the monthly rent remains unpaid after the SIXTH (6th) day of the month, Occupant will be assessed a LATE FEE of $20.00, owner will deny Occupant access to the Storage Space.

If any portion of the monthly rent remains unpaid thereafter, Occupant will be assessed the following FORECLOSURE FEES:

14 DAYS PAST DUE PRE-LIEN NOTICE $20.00

28 DAYS PAST DUE LIEN NOTICE $20.00

47 DAYS PAST DUE CERTIFIED LIEN NOTICE $35.00

61 DAYS PAST DUE AUCTION NOTICE $25.00

3. Statements are not mailed. Payments can be made in the office, by phone, online at www.selfstoragespokane.com (user id: selfstorage, password: VIP) or mailed. We accept check, cashiers check, money order, ACH payment, and credit or debit card payments.

4. Past due rent or past due charges can only be paid by cash, cashiers check, or money order.

5. There is a $25.00 return check charge on all returned checks regardless of the reason.

6. To avoid having access denied, keep SelfStorage informed, of any address or phone changes by completing an Information Change form. Until we receive the change form with your signature, the only valid address and telephone number is on the lease or last change form.

Gates:

7. Gate Access Hours: 6:00 a.m. to 9:00 p.m.   7 days a week & 365 Days a year.

8. GATE ACCESS: DANGER! YOU HAVE AS LITTLE AS 20 SECONDS TO DRIVE THROUGH THE GATE. Gates are electronically monitored. ● IT IS MANDATORY THAT YOU SHUT OFF THE ALARM BY ENTERING in YOUR SPACE PASSCODE AT THE ENTRANCE KEYPAD. ● Do not follow another car in without entering your passcode (unless both cars are for the same Space). Doing so will cause your space to alarm. The Passcode disarms your space. If for some reason the gate is open when you arrive, DO NOT DRIVE IN WITHOUT ENTERING IN YOUR PASSCODE. YOU WILL CAUSE YOUR SPACE TO ALARM! Your unit is rearmed when you close the door and slide the bolt to the side ready to install the lock. Should you decide to slide the bolt back open you will cause an alarm. To disarm the alarm you will need to enter in your space passcode at the entrance keypad Your account will be charged an alarm fee. False alarm fees are:

$25.00 if Owner/ Agent inspection

$35.00 if Security Company inspection

$95.00 (and up) if Police response



Rules of the Road:

9. A 5 MPH speed limit will be enforced inside the facility.

10. While on the site, keep pets in your vehicle, watch children carefully, park so that you do not block driveways while loading and unloading vehicles.

11. Please leave driveway clear and do not block another occupant's door.



General Rules:

12. Occupants will supply their own lock. Locks for purchase are available at the office. A security sticker will be applied by office personnel.

13. Only one lock is to be place on your door. The cut lock fee is $25.00 to remove the second lock.

14. Occupants must not use the space or facility for unlawful purposes.

15. Sleeping and/or living in the space is ILLEGAL and will not be allowed.

16. Owner reserves the right to inspect all property going into the storage space.

17. Occupants are not allowed to store explosives or highly flammable material, but not limited to cord wood, painting products, motor fuel, except motor fuel contained in the permanently affixed and properly vented fuel tanks of a stored motor vehicle or boat.

18. If storing a motor vehicle USE A DRIP PAN or similar device to catch oil drips etc. You are required to complete a Vehicle, Boat or RV Addendum if you are storing a vehicle.

19. No open containers of food are to be left in your space.

20. Occupant shall not penetrate the walls, ceiling, door, floor or any part of the space with nails, screws, bolts or devices of any nature whatsoever; Occupant shall not damage, remove, modify, or in any other manner alter the dimensions of the space or the walls, ceilings, door or floor thereof.



Terminating Occupancy:

21. Twenty (20) days Written Notice to Vacate is required or you will be charged the next month's rent. TENANT'S FAILURE TO VACATE THE PREMISES OR REMOVE THEIR LOCK ON THE LAST DAY OF THE MONTH AUTOMATICALLY RENEWS THE LEASE FOR ONE (1) MONTH.

22. We do not prorate when you vacate a space. A full months rent is due if your space is not vacant by the first day of the month.

23. The Storage space must be vacated on or before the last day of the month. Occupants lock must be removed upon termination of occupancy. Failure to remove the lock will result in your space being charged the next month rental. Late fees will be applied after the 6th of each month.

24. Damage and cleaning deposit will be refunded within two (2) weeks of vacating space, but only if space is left broom clean, undamaged, and unaltered and all rent money and other charges are paid in full.

25. When your space is clean, lock removed and vacated, please stop at the office. After hours, call and leave a message or leave a note in the drop box that you are finished with your space. Be sure to keep your space/s door down and latched (not locked) after you vacate. Any refund due will be assessed after SelfStorage has inspected your space.

26.Turn out the lights when leaving the space. (RV spaces have lights)
